Description:

This position will be responsible for providing daily accounting and tracking of restaurant development, construction, maintenance & requirements for all equity restaurants, excess properties, and closed stores. Management of CMMS (Computerized Maintenance Management System) system, AOP budgets for Capital, R&M, Risk Management and Property Management.

Job Responsibilities

* Manage contract workflow and lifecycle – from contract selection, contract negotiation and execution
* Review, revise vendor master agreements. Ensure standard terms are included on vendor agreements to mitigate legal and business risks.
* Work w/ Facility Project Manager on drafting RFPs, reviewing responses & managing logistics & related timeline.
* Participate on cross-functional team with Operations and finance departments on process improvement efforts related contracts, work order and vendor management functions.
* Manage the implementation and process flows, and training of CMMS system.
* Maintain capital spending templates, support execution including procurement and management of the capital improvements and repair and maintenance plan for all equity restaurants.
* Manage equipment replacement ordering and minor repairs for equity restaurants through the work order approval process.
* Lead programs with coach support regarding minor repair and routine maintenance for closed stores, including ownership of the de-identification process.
* Collaborate with the Portfolio Manager on special projects.
* Resolve deferred lease maintenance issues in a timely and cost-effective manner. Follow-up on quality and compliance.
* Serve as a back up to Facility Project Manager on minor repair/replacement projects.
* Perform minor site visits and maintenance audits for Louisville stores.
* Identify opportunities to increasing department efficiencies and reduce expenses

Knowledge and Skill Required

* Education/Certifications – Bachelor's Degree in related field preferred or technical certifications in facility maintenance or mechanical, plumbing and electric (MEP).
* Experience

o Years of Experience – 2-3 years of restaurant, retail or institutional facilities management

o Experience with CMMS or project control systems

o Intermediate proficiency in Microsoft Office applications

o knowledgeable in accounting principles

o Working knowledge of building construction components with emphasis on mechanical, electrical and plumbing (MEP) helpful.

o Excellent written and verbal communication skills with the ability to build relationships across all levels of the organization.

o Intermediate understanding and reporting of financial reports, P&L and budgeting.

o Ability to forecast, troubleshoot and provide solutions with a sense of urgency.

o Ability to travel, less than 10%.

o Role based in Louisville, KY
